Clear expectations keep the system calm.
These Terms of Service ("Terms") govern your use of the Future Builders Initiative website, member portal, steward portal, and related services. Please read them carefully. By using the service, you agree to these Terms.
- This is a paid membership system with defined scope, oversight, and standards.
- Joining the queue does not guarantee enrollment. Enrollment is by invitation when capacity exists.
- Stewards are 16–23. Stewards under 18 require parent or guardian consent to perform work.
- Future Points are earned eligibility for support — not cash, not currency, not vested.
- Disputes are resolved as described in Section 18 below.

By accessing or using the Future Builders Initiative website, joining the queue, enrolling as a member, applying as a steward, or using any related service (collectively, the "Service"), you agree to be bound by these Terms and the Privacy Policy. If you do not agree, do not use the Service.
If you are accepting these Terms on behalf of a household, organization, or minor, you represent that you have authority to do so.
- Future Builders or we: Future Builders Initiative, the operator of the Service.
- Member or homeowner: a household enrolled in the Home Stewardship Membership.
- Steward: a participant 16 to 23 years old who performs approved exterior service under operator oversight.
- Operator: a Future Builders staff member responsible for assignments, reviews, and program oversight.
- Foundation: the charitable arm of Future Builders, which provides program support and is operationally separate from membership services.
- Future Points: an internal program-eligibility unit earned through reviewed weekly visits. Points are not currency, are not vested, and are not transferable.
- Service Unit (SU): the standard sizing unit used to scope a home and price membership.
To use the Service, you must:
- Be located in our published service area (currently the Treasure Valley, Idaho).
- Be at least 18 years old to enroll as a homeowner member or to accept these Terms on behalf of a household.
- Be at least 16 years old and not yet 24 to apply as a steward. If you are under 18, parent or guardian consent is required before any block can be assigned to you.
- Provide accurate information and not impersonate another person or entity.
Future Builders offers a Home Stewardship Membership delivered under defined scope, structured oversight, and documented follow-through. Service includes weekly exterior care within the published seasonal scope.
The Service is not an on-demand marketplace, a gig platform, an emergency service, or a substitute for licensed contractors. Service capacity is limited and may be paused, modified, or declined when conditions are unsafe, unclear, unlawful, or outside the published scope.
- Joining the queue does not create a service agreement, does not guarantee enrollment, and does not commit either party to anything.
- Homes are invited to enroll when steward capacity in the area can support the property.
- Enrollment becomes effective when you complete activation and your first billing cycle is processed.
- Membership billing begins only after enrollment, not while in the queue.
Membership is billed monthly through Stripe at the published rate (currently $129/month per service unit, subject to change with notice). Membership is a recurring subscription that renews automatically each month until you cancel.
- Auto-renewal: Your card is charged each month on the renewal date until you cancel.
- Cancellation: You may cancel any time through the member portal or by emailing support. Cancellation stops future billing; service continues through the end of the current paid period.
- Refunds: Membership fees are generally non-refundable for partial months. We may issue a refund or credit at our discretion when service was not delivered through our fault.
- Failed payments: If a charge fails, we will attempt to reach you. Service may be paused if the failure is not resolved within a reasonable window.
- Price changes: We may change the price with at least 30 days' advance notice to active members.
- Taxes: Prices may not include applicable sales or use taxes, which will be added if required.
Boundaries are part of reliability. Out-of-scope tasks remain out of scope, including:
- Hazardous work, licensed-trade work (electrical, plumbing, HVAC, roofing, structural), heavy equipment operation, ladder or roof work
- Tree removal beyond debris cleanup, irrigation or sprinkler repair, landscape installation or design
- Interior work of any kind
- Open-ended on-call requests, emergency response, or after-hours work
- Tasks requiring permits, registered contractors, specialized insurance, or professional judgment, unless Future Builders expressly approves a compliant process
The current seasonal scope is published at /current-seasonal-scope and may change as seasons change.
- Authorize reasonable exterior access for the accepted seasonal scope.
- Disclose known hazards, restrictions, pets, gates, cameras, unsafe areas, and HOA or local restrictions before service.
- Maintain a working approved trash, compost, or green-waste container for ordinary yard waste, leaves, clippings, and minor debris produced at the home, unless Future Builders separately agrees in writing.
- Treat stewards and operators with respect. Harassment, threats, or unsafe conduct may end membership.
- Do not solicit stewards for private side work or work outside the approved scope.
- Pay membership fees on time and keep payment information current.
Future Builders may pause, modify, or end service when access is unsafe, unclear, unlawful, or materially different from the approved home record, or when these obligations are not met.
- Ordinary yard waste, leaves, clippings, and minor debris may be bagged, bundled, or placed in the homeowner's own approved trash, compost, green-waste container, or designated area on the property.
- Unless Future Builders separately agrees in writing, homeowners remain responsible for final disposal, pickup, container availability, municipal rules, HOA rules, and any fees tied to waste produced at the home.
- Future Builders does not handle household hazardous waste, chemicals, paint, oil, batteries, animal waste, medical waste, sharp objects, large dumped items, or unknown materials.
- Stewards may not burn yard waste, haul waste off-site, use a neighbor's container, or dispose of materials outside the property without operator approval and lawful disposal instructions.
Parent or guardian consent.
If you are under 18, you may apply with the consent and signed acknowledgment of a parent or legal guardian. No block will be assigned to a minor steward until consent is on file and any applicable work permits required by Idaho or federal law have been obtained.
Hours and scheduling.
- Stewards perform work within the Future Builders schedule window of Monday through Saturday, 9 a.m. to 8 p.m. Stewards choose the day and time within that window.
- Hours and scheduling for stewards under 18 comply with Idaho child-labor law and the federal Fair Labor Standards Act, including limits applicable to 16- and 17-year-olds during school weeks.
- Stewards may not work outside published windows or take on additional homes outside their assigned weekly block without operator approval.
Standards and supervision.
- Stewards must follow operator direction, training requirements, documentation rules, and approved scope.
- Stewards must submit before/after photos and the visit checklist for each visit.
- Stewards may not enter interior areas, use hazardous tools, perform unsafe work, accept private side work, or expand scope directly with a homeowner.
- Operators review work and may require corrections, additional training, or removal from the program for cause.
Compensation.
- Steward compensation is reviewed during the application process and confirmed before assignment.
- The current target rate is 80% of the homeowner monthly fee per service unit, paid on the regular pay cycle.
- Pay is subject to applicable federal, state, and local taxes and required withholdings. We will issue tax documents required by law.
- The classification of stewards (employee, independent contractor, or program participant) is determined by Future Builders consistent with Idaho and federal law and may differ for different program structures or ages.
Future Points.
- Future Points are an internal program-eligibility unit earned through reviewed weekly visits. Points are not currency, not pay, not vested rights, not securities, and not transferable.
- Awards are eligibility-based and depend on the steadiness of the steward's record and the legitimacy of the request. Awards are paid directly to schools, vendors, certifying bodies, or program providers, not to the steward in cash.
- Future Builders may modify the points program, adjust eligibility milestones, or discontinue specific award categories with notice. Future Points have no monetary value outside the program.
- Awards may be considered taxable scholarship, fellowship, or other reportable income depending on use and recipient circumstances. Stewards and parents should consult a tax advisor.
- Future Points may be forfeited for serious violations of these Terms, dishonesty, safety incidents, or removal from the program.
During visits, stewards take photos of the property exterior to document work performed. These photos are part of the operating record and may be reviewed by operators and visible to the homeowner in their account.
By using the Service, you grant Future Builders a non-exclusive, royalty-free license to use property and visit photos for internal operations, recordkeeping, quality review, and aggregated, de-identified reporting.
We will not use photos that include identifiable people for public marketing without a separate signed release. Stewards (and parents or guardians of minor stewards) may provide a separate written release for promotional use.
You agree not to:
- Submit false, misleading, or deceptive information
- Attempt unauthorized access to accounts, systems, or networks
- Interfere with the operation of the Service, scrape data, or use it to build a competing service
- Use the Service for any unlawful purpose or to harm minors
- Reverse engineer, decompile, or otherwise attempt to extract source code
We may suspend or terminate access to the Service if these rules are violated.
The website, brand marks, content, software, and design are owned by Future Builders or its licensors and are protected by copyright, trademark, and other laws. We grant you a limited, non-exclusive, non-transferable license to access and use the Service for its intended purpose. All other rights are reserved.
We will send transactional communications (account, schedule, payment, support) by email and, if you opt in, by SMS. Standard message and data rates may apply for SMS. You can stop SMS at any time by replying STOP and unsubscribe from optional emails using the link in those messages.
Foundation gifts and charitable programs are operationally separate from membership services. Donations do not purchase services and do not direct service to specific recipients. The Foundation supports program standards, training, and stewardship opportunity in line with its charitable purpose.
THE SERVICE IS PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS. TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, FUTURE BUILDERS DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, AND ANY WARRANTIES ARISING OUT OF COURSE OF DEALING OR USAGE OF TRADE.
We do not warrant that the Service will be uninterrupted, error-free, or will meet your specific requirements. We are not responsible for damage to property caused by conditions disclosed inaccurately or undisclosed by the homeowner, or for outcomes outside our published scope.
TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, FUTURE BUILDERS AND ITS OFFICERS, STAFF, OPERATORS, STEWARDS, CONTRACTORS, AND PARTNERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, REVENUES, DATA, OR GOODWILL, ARISING OUT OF OR RELATED TO THE SERVICE.
OUR TOTAL CUMULATIVE LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATED TO THE SERVICE WILL NOT EXCEED THE GREATER OF (A) THE FEES YOU PAID TO FUTURE BUILDERS IN THE TWELVE MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM, OR (B) ONE HUNDRED U.S. DOLLARS ($100).
Some jurisdictions do not allow the exclusion or limitation of certain damages, so some of the above may not apply to you. Nothing in these Terms limits liability that cannot be limited by law.
Informal resolution first.
If you have a dispute with Future Builders, please contact us first at support@futurebuildersinitiative.org so we can try to resolve it directly. Most issues can be handled this way.
Governing law.
These Terms are governed by the laws of the State of Idaho, without regard to conflict-of-laws principles. The exclusive venue for any unresolved dispute is the state or federal courts located in Ada County, Idaho, and you consent to personal jurisdiction there.
Time to bring a claim.
Any claim arising out of or related to these Terms or the Service must be filed within one (1) year after the cause of action accrues, except where applicable law requires a longer period that cannot be shortened by agreement.
You agree to indemnify, defend, and hold harmless Future Builders and its officers, staff, operators, contractors, and partners from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or in any way connected with: (a) your violation of these Terms; (b) your misuse of the Service; (c) information you provided that was inaccurate or misleading; or (d) your violation of applicable law or the rights of a third party.
You may stop using the Service at any time. We may suspend or terminate your account or access to the Service if you breach these Terms, create safety risks, fail to pay, provide false information, or for any other reason permitted by law. Sections that by their nature should survive termination will survive (including Sections 11, 13, 16, 17, 18, 19, and 22).
Future Builders is not liable for delays or failures caused by events beyond reasonable control, including acts of nature, severe weather, fires, floods, public health events, power outages, network failures, government actions, or labor disruptions.
- Entire agreement. These Terms and the documents linked from them are the entire agreement between you and Future Builders concerning the Service.
- Severability. If any provision is held unenforceable, the rest remain in effect.
- No waiver. Our failure to enforce any right is not a waiver of that right.
- Assignment. You may not assign these Terms without our consent. We may assign them in connection with a merger, acquisition, or sale of assets.
- Headings. Section headings are for convenience and do not affect interpretation.
- Updates. We may update these Terms from time to time. Material changes will be communicated by email or in-app notice. Continued use after a change takes effect means you accept the updated Terms.
